James B. Peakes was a Santa Cruz hotelier in the late 1800s. Hotels he was associated with included: Ocean Villa (1878, managing dining room); and Sunshine Villa (leased in 1879, when it was Kittredge House). In 1887, he changed the name to Peakes House. In 1890 J. P. Smith bought the hotel] from the heirs of E. J. Swift (who unexpectedly died in 1889) for use as a private residence, and Peakes moved to the Pacific Ocean House. In 1897, he leased the Sea Beach Hotel.
