James B. Peakes was a Santa Cruz hotelier in the late 1800s. Hotels he was associated with included: Ocean Villa (1878, managing dining room); and Sunshine Villa (leased in 1879, when it was Kittredge House). In 1887, he changed the name to Peakes House. In 1890 J. P. Smith bought the hotel from E. J. Swift for use as a private residence, and Peakes moved to the Pacific Ocean House. In 1897, he leased the Sea Beach Hotel.
